By adding onto the back of this home we were able to create a rental suite that will help the owner pay the mortgage, and the tenant lives in a vibrant space.

The challenges for this small build were many:

Working with a small floor plate of just under 500 square feet over 2 floors, making that fit within city guidelines of, siting of the structure, egress issues, cladding type, allowable window sizes and placements, requirements for parking etc.

 
 

Kitchen, dining, living and laundry all eloquently fit into the main floor.

The use of 24” appliances, and even an 18” dishwasher, allows for all the amenities of a larger home to fit in this coy area.

 
 
 

The upstairs loft style bedroom has space enough for a queen bed, 2 nightstands, a desk and chair.

 
 

Off the bedroom is a walk-in closet and the bathroom.

Choosing materials wisely allows for a big impact in a small space. We took a higher end approach in the bathroom shower by tiling the entire unit, the back wall, and using custom 10mm glass enclosure.

Spending a little more in the kitchen and bathroom in any rental will reward the owner with better paying tenants.
